Dear Homeowners,
As we begin preparing for the upcoming rainy season, we would like to remind all residents of the importance of completing preventative maintenance around their homes before significant rainfall occurs.
NOAA currently has an El Niño Advisory in effect and, as of August 13, 2026, reports that El Niño is strengthening, with a greater than 90% chance of becoming a very strong event during fall and winter 2026–27. While El Niño does not guarantee excessive rainfall in Southern California, stronger El Niño conditions can increase the potential for weather impacts and make advance preparation especially important.
Homeowners are encouraged to inspect their property and address maintenance items now, including:
- Inspecting and cleaning atrium, patio, and other homeowner-maintained drains to ensure they are free of leaves, soil, roots, and debris.
- Checking drainage areas regularly throughout the rainy season and removing anything that may obstruct the flow of water.
- Inspecting windows and sliding doors, particularly replacement or aftermarket windows, for deteriorated caulking, seals, weather stripping, or other areas where water intrusion could occur.
- Ensuring window weep holes and drainage tracks are clean and functioning properly.
- Inspecting exterior doors and thresholds for proper weatherproofing and sealing.
- Keeping patios, atriums, balconies, and other homeowner-maintained areas clear of excessive debris that could enter or obstruct drains.
- Addressing any known leaks, drainage concerns, or areas where water has previously entered the home before the rainy season begins.
- Avoiding placing planters, personal belongings, landscaping materials, or other items where they could interfere with established drainage paths.
Please do not wait until a significant storm is forecast to inspect these areas. Preventative maintenance now can help reduce the potential for water intrusion and damage to both individual residences and surrounding Association property.
Homeowners are also reminded that if damage occurs to Association-maintained common areas and it is determined that the damage could have reasonably been prevented through appropriate homeowner maintenance or correction of a homeowner-responsible condition, the costs associated with the resulting damage may be assessed back to the responsible homeowner in accordance with the Association’s governing documents and applicable procedures.
The Association will also be taking steps to prepare Association-maintained areas for the rainy season. We appreciate everyone’s cooperation in doing their part to help protect their homes and the community.
